Fence problems


FENCE POST LOOSE FENCE POST BROKEN: 
This item is marked if the wood fence is not solid and sways when pushed on. The inspector will usually have indicated the fence line where the broken posts are located. Broken posts should be replaced before the next windy season Broken fence posts often can be left in place by installing a new post eight to ten inches away from the broken post, on the side of the fence which has the runners. The new post is placed at least 18 inches deep, preferably more, is set in concrete (a single bag of "ready-crete" for example) and is installed at an angle--tilted under the top runner and placed against the bottom runner--then fastened to both runners. This creates a sort of brace effect and makes the fence quite strong. Removal and replacement of the old post would probably look better, but obviously would be more difficult.
