While obtaining a home inspectors license is easy (140 hours of class, passing a multiple choice test and attending 40 hours of field training) developing the expertise to properly perform NJ home inspections for clients takes many years.

Think about it for a second, how good were you at your current job your first day, first month or even first year.

Experience is a great teacher for NJ home inspectors. It is unfortunate the way a home inspector gains that experience is through the inevitable complaint phone call when the new NJ home inspectors discover client expectations exceed his or her abilities. New Jersey home inspectors are held to a very high standard by home buyers. While an inexperienced inspector may see a freshly finished basement as a plus during NJ home inspections an experienced home inspector will quickly realize many home owners finish a basement just before selling the home to cover up termite damage and or water infiltration issues that have occurred in the past.

New home inspectors may look at a sump pump with 1" of water in it and wrongly tell clients there is a water problem in the basement. Experienced home inspectors will look into the sump pump and see two feet of spider webs before the 1" of water and know if water accumulated in the sump pump the webs would have been washed away.

Medicine and home inspections have a few similarities. Both are frequently performed by underpaid licensed professionals and both are imperfect efforts. Like medicine home inspection is part science, part technical and call upon individuals to make a judgment with incomplete information. Having incomplete information and making an accurate judgment are the reason the efforts will always be imperfect. NJ Home inspectors can NOT count on the home owner or Realtors to provide accurate and up to date information. Home owners have a motive to sell their home quickly and for the highest price. Realtors have no personal experience with the home to depend on.

Frequently during NJ home inspections representations by home owners change during the inspection as the inspector obtains more and more information from the home and his or her observations.

Look at the bottom of that listing the Realtor just gave you. On the bottom it says "Information Deemed Reliable But Not Guaranteed." In other words maybe it is true or it might not be. In any case the responsibility to determine if the information provided is accurate is some one elses.

Hiring the most experienced inspector you can afford is the best way to protect yourself against what could be a very expensive mistake.
